joint listing proposal
I would like to propose the idea of a joint listing, whereby you continue to sell your house privately and Harcourts have the opportunity of tapping into their database and finding a buyer.
We would provide free exposure at www.harcourts.co.nz and www.realestate.co.nz, two of the major real estate websites in NZ. These website also offer exposure to overseas buyers.
When I tell potential house sellers that Harcourts will get them the best price for their property they are generally a bit skeptical, as you would expect. What can Harcourts do that other real estate companies cannot, and why not just cut out the middleman entirely?
The answer lies in the Harcourts marketing machine. Once a property is listed by a Harcourts agent, that listing is then made available for all 450 salespeople to find a suitable buyer. Many salespeople will already have a list of buyers and constantly monitor new listings, through the Harcourts Intranet, for the right property that meets their client’s criteria. It is very likely that a property I list will be sold by another agent, possibly in a branch on the other side of town.
Therefore you effectively have 450 people trying to earn commission by finding the right buyer for your home, and getting you the price that you want. Often that competition results in a multi offer situation, asking purchasers to put in their best offer.
Harcourts salespeople will generally work with other real estate companies if they should have an interested buyer. That is not often reciprocated by low commission companies who require all the commission to make the sale profitable for them.
In Christchurch, Harcourts is the dominant player, due to it being the home of Harcourts and www.harcourts.co.nz is the most visited real estate company website in New Zealand. Harcourts publication, the Bluebook, is the only real estate magazine to rival the Realtor and Property Press.
There are many reasons why you should use a real estate agent to sell your property however if you keen to try the selling process yourself what would you have to lose by also employing a real estate company to find a buyer for you?
There will be NO COSTS payable by you for any work that we do. Should we find a suitable buyer at a suitable price then Harcourts commission, at 3.95% for the first $300,000 and 2% on the balance plus GST, would be payable. We would be more than willing to undertake any open homes should you not wish to run them yourselves.
Marketing is the key to getting the right buyer for your property and no one does it better than Harcourts.
